General Conditions

1 - The property referred to in this contract  may only be used for holiday accommodation,  and excludes any professional activity.

2 - The price includes : water, gas, electricity (except heating) bed linen. Towels are not provided. No laundry service provided during your stay.

3 - The tenant may not under any circumstance, sub-let the property or benefit in any way from the contract without prior agreement in writing with the owner.

4 - If the tenant decides to leave the property, for any reason, before the date defined by this contract, no rent will be reimbursed for the period when the property is not used.

5 - The length of the tenants stay may not be increased, except by prior agreement with the owner and settlement of the extra- rent.

6 - A damage deposit is requested to cover any damage to the property in general. If the sum requested doesn’t cover the cost of repair, the tenant undertakes to pay the difference. The damage deposit will be reimbursed after an inventory and inspection of the property, provided there is no damage and the property is left clean. Details of the cleaning to be undertaken by the tenant will be posted in the house and is available on request before hand.  The local authorities require the rubbish to be sorted. If this is not carried out as stipulated in the local authority instructions posted in the house, deductions will be made from the deposit.

7 - If the number of tenants exceeds the specified maximum capacity without preliminary agreement with the owner, the owner reserves the right to refuse the additional tenants or request additional rent. No camping is permitted on the property grounds.

8 - No animals are accepted in the property except with prior authorisation from the owner.

9 - The Client agrees to be a considerate tenant and to take good care of the property. The Client also agrees not to act in any way, which would cause disturbances to those residents in neighbouring properties.

10 - The tenant is asked to verify the condition of the property on arrival. Any anomaly should be reported to the owner within 24 hours as should any defect or equipment failure that occurs during the stay.

11 - Any cancellation by the tenant must be notified by registered letter to the owner. Whenever the cancellation is made, the booking deposit will  be retained by the owner.

If the cancellation is made after the balance has been paid, the owner reserves the right to retain the full amount of the rent if the property is not re-let. The client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party’s personal belongings, public liability etc., since these are not covered by the Owner’s insurance.

However during the Covid pandemic, we undertake to reimburse all sums that have been advanced if:

-          The tenant is unable to travel because of rules imposed by a government authority (lockdown, travel band). Proof will have to be provided.

-          The owner is not allowed to let because of restrictions placed by the French government.

But these conditions don’t apply for any other reason (personal worry, beaches or restaurant closed etc.)

12 - If the owner should have to cancel the contract for any reason outside his control (force major), the total amount paid will be reimbursed to the tenant. No compensation will be paid. The Owner shall not be liable to the client for any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property, garden or swimming pool or for any loss, damage or injury which result from adverse weather, riot, war or matters outside the control of the owner.

13 - The tenant is insured in accordance with the terms and conditions of the policy between the owner and his insurance company. These may be seen on request.
